In the last week, I have had several requests from owners wanting to know how much they could list their condos for and I have had the unfortunate task of telling them that the price they paid for their unit has no bearing on it's current market value. Three projects that have growing inventory for such properties are Islander on the Beach, Kauai Beach Resort and Waipouli Beach Resort.
Two of the projects, Islander on the Beach and Kauai Beach Resort are renovated hotel rooms converted into studio condominiums and were sold in the peak of the real estate market on Kauai in 2005 and 2006. The third project, Waipouli Beach Resort is a new development that also recorded it's first transactions in that same time period.
Kauai Beach Resort reported 4 sales in 2007 ranging from $245,000 to $313,140. There are currently 25 listings for sale.
Islander on the Beach had 8 recorded sales in 2007 and currently has 36 active listings for sale starting at $219,000.
Waipouli Beach Resort which features an elaborate swimming pool, a restaurant and an on-site Aveda spa had 5 transactions in 2007 with sale prices from $650,000 to $1,550,000. There are 50 listings for sale there now. With the current absorption rate, there is enough inventory for 10 years!
In this market, a wise seller will consider these factors when deciding on a list price.
