Today's Realtor caravan on Kauai's southshore included one of my listings, Kuhio Shores #310, a 2 bedroom, 2 bath oceanfront condominium.  When I arrived at 9:30am there was a light rain, however, by 10:00am the sun was out, the sky was blue and it was another beautiful day in Poipu!  There were 2 snorkelers in the water in front of my unit and a dive boat further off shore.   I was hoping to see some humpback whales, however, the steady stream of interested people coming to view my listing kept me busy.

Monday Morning Market Report - February 4, 2008

2007 Condo dollar volume was down islandwide by 41%, yet was up by 40% on the north shore due to new project closings at Kaiulani at Princeville.   Total condo units sold decreased overall by 58%, however, the decline on the north shore was only 2%.   The year end median for a condominium on Kauai increased by 40% to $565,000 (again due to new project sales) and though ever other section of Kauai reported a decrease in the median price, the north shore showed a 25% increase.   The following is a breakdown of the sales on the north shore which is primarily the Princeville Resort area, however, does include one sale at Hanalei Colony Resort in Haena.

Breaking News on Kauai vacation rentals!

Anyone concerned about the possible disappearance of vacation rentals in certain areas of Kauai that are not in a VDA or Visitor Destination Area will be pleased to read the results of the Kauai County Meeting held yesterday. The following was released by the Kauai Board of Realtors.

 After over 8 years the Transient Vacation Rental Bill #2204
 is closer to being an Ordinance with only the Mayor's signature needed.

 The meeting started at 9:30AM yesterday and the final vote was
 taken after 9PM last night with a unanimous vote 7-0.

 *Existing single family vacation rentals outside VDA will be
 grandfathered.


 *The right to vacation rental will run with the land.


 *The section on Agriculture TVRs was taken out.


 *Registration will begin after the forms are ready March 1 and needs to be
 completed by October 15, 2008, and then renewed Annually.


 *For renewal the single family vacation rental has to be rented 30 days
 per year.


 *There will be no new single family vacation rentals outside of the VDA.

 The amendment for amortization(phase out)after 18 months did not pass. 3-4   In favor: Iseri-Carvalho,Rapozo & Asing

Monday Morning Market Report

Last week, my Monday market report was a review of island wide sales on Kauai for 2007.   The overall median price for a single family dwelling on the island was $650,000, a 4% decrease from 2007, while the median price on the north shore was $1,099,000 which represents a 4% increase over the same period.  The north shore area extends from Kilauea to Haena and represents a diverse group of homes.  Kilauea town consists of subdivision type properties while the outskirts are primarily agricultural acreage type parcels.  Princeville offers resort living with associated locations such as golf course frontage. Anini, Hanalei and Haena have easy beach accessibility and prime oceanfront real estate.

Kauai Real Estate Caravan - North Shore (Kilauea to Moloa'a)

Today's Realtor caravan was an assortment of houses and raw land. 

In Kilauea town, the homes ranged from $619,000 to $749,000.  There is 1.29 acre lot zoned for 6 homes for sale at $1,600,000.   According to the listing agent, it is probably more realistic that 5 homes will be allowed as that is the number of water meters that can be obtained.  A view plane will be in place to assure a waterfall view will be visible from the lots.

Outside Kilauea town to the Moloa'a area, there were several homes on acreage starting at $1,450,000.

New Water Rates

The Kauai Department of Water announced the second annual increase of rates starting January 1, 2008.   The increase is part of the series of annual 8.5% rate increases that started in 2006.

The rate increases depend upon usage and are as follows:

Per 1,000 gallons on standard residential 5/8" meter for first 20,000 gallon: $2.45 to $2.65

For portion that exceeds 20k gallon (20,001 to 40,000 gallons) : $3.10 to $3.40

Over 40,000 gallons:  $4.90

According to the Water Department, for a typical single family residence with a usage of 25,000 gallons of water, the increase will amount to approximately $7.50 per bi-monthly bill.

Kauai Caravans for Week of January 7th to 11th

Hauoli Makahiki Hou!  (Happy New Year)

There were 2 Realtor caravans held this week...the first was on the east side of the island and featured homes in the Kapahi to Wailua Homesteads area.  I presented my listing at in Kiinani Place in  Wailua Homesteads to the Realtor community and received very positive response.  Lunch was enjoyed on the spacious outdoor deck with perfect Kauai weather. 

On Thursday, listings from Poipu to Lawai were available for viewing.  The tour ended at Lawai Cannery and Self Storage where a tour of the facilities was presented.   This property is not for sale, however, the owners wanted Realtors to see what services are offered.   The storage facilities are very clean and in addition to regular bays also offer refrigerated wine space.
