Mortgage Updates

Sharon Gerber from Island Pacific Mortgage provided an informative presentation this morning on the following topics:

*First time homebuyer tax credit - Click here for an outline

*Loan Modifications - Click here for an outline

In a nutshell, here are some bullet points on what is happening in the mortgage industry. 

* Loans are still being offered to foreign nationals, partnerships, corporations and trusts.

* Loan Level Price Adjustments (AKA higher interest rates) are in effect for items such as loan to values over 75% and credit scores under 740. 

 * Homebuyers need at least 20% down payment to get the best rates.  It is still possible to do 10% and in some cases 5%, but you will pay higher interest rates.

* Condominiums - ALL condominiums, whether single family or multi-family  will have a rate increase if the loan to value is more than 75%.

* Investors - Rates are approximately 1% higher on conforming loans.

* Condotels - subject to Portfolio pricing which means rate is higher and not sold on the secondary market. 2nd home buyer rates are .25% higher and investor rates are approximately 1.25% higher. Now looking at 40% down payments needed.

 

Note: The mortgage industry is an everchanging marketplace and I stress the need to check on any new updates when you are ready to go for a loan.
