Kauai Real Estate Market Report - First Half 2008

First Half (January to June)2008 Statistics

Residential year to date dollar volume and number of units sold decreased islandwide by 46% & 40% respectively.  Kauai home median prices were virutally unchanged with 2008 year to date at $657,5000 compared to $655,000 for the same period in 2007.  

Vacant land sales across the island were down by about 40% in dollar volume and number of units sold with the median only slightly lower by approximately 6% from last year.  The only area to show some numbers in the positive territory was the north shore (Kilauea to Haena) where the median price for raw land was up by 42%.   The majority of the 18 north shore lot sales were parcels consisting of acreage and the remainder either golf course or ocean frontage.

The statistics for condominium sales are probably skewed to a degree due to new project sales at properties like Kaiulani of Princeville and with the mixing of fractional interest transactions in the sales data.  Fractional sales are for a proportional interest in the property and as such sell for a fraction of the whole value.  While fractional sales are common in other areas of the country/world, they started popping up on Kauai in 2005/2006 when prices peaked and investors looked to this arrangement as a means of offering more affordable products. 

The following figures represent sales for the entire island of Kauai during the first half of the year from January 1 to June 30.
